After gathering all the market data, including comparable land sales, recent sales of newly constructed 3-family homes, we arrived at an attractive sale price. It was fun to design and execute a broad marketing campaign that allowed me to identify  the right buyer  to acquire the site all-cash as-is. The buyer has completed the subdivision process and is reselling the site with full approvals and plans to build 13, 3-family houses. We are currently marketing the site for resale.
