Williamsburg, Brooklyn – prime waterfront loft conversion

About This Project

While canvassing the area, I sourced and negotiated a long-term net lease for the entire building with the intent of creating an attractive waterfront loft community. The building is a 60,000SF Warehouse on the waterfront, in the heart of the very hot “Northside” section of Williamsburg, Brooklyn Directly on Kent Avenue on the water. During the renovation, we leased out the premises on a short-term basis to various film production company’s generating income during permitting process.

Plans called for converting the large 20,000SF floors into individual loft units (800-1200SF) on the upper floors and commercial/retail tenants on the ground and cellar floors (build-to-suit). Services provided: • feasibility studies • due-diligence • lease negotiations with Landlord • market studies • pre-leasing • design and build-out studies • consultations with municipalities, architects, and legal teams

The building features charming architectural characteristics, arched windows, superb views of the east river and the NYC skyline with large open floor plates, high ceilings, freight elevator, wall to wall windows, great natural light, rooftop garden.
